Important Notice: This Agreement is a Revocable License, Not a Lease.

This License Agreement (the "Agreement") is entered into by and between Hope Housing ("Company") and the undersigned Resident ("Licensee"). I understand that Hope Housing provides and pays for utilities, furnishings, and cleaning services, and controls all keys to the premises and individual rooms. I further understand that if I violate any rules of this License Agreement, I may be considered a criminal trespasser and subject to immediate removal and arrest under the State Penal Code ("Trespassing").

I have read, understand, and agree to strictly abide by the Hope Housing House Rules provided herein (Addendum Section VII).
I understand that Hope Housing is NOT an assisted living facility or a nursing home. Hope Housing, Landlords, and Property Managers DO NOT provide assistance with activities of daily living (ADLs), medication management, bathing, shaving, cutting food, toileting, transportation, supervision outside the residence, incontinence care, dressing, or movement. Outsourced third parties may provide these services if independently arranged by the Licensee, but Hope Housing does not provide these services directly under any circumstances.
I understand that any damages to the property or furnishings (other than normal wear and tear) will be my direct financial responsibility.
I understand that Hope Housing shall have a legal lien for unpaid fees against all of Licensee's nonexempt personal property located on the Property and may seize, pack, store, or sell such property in accordance with the Property Code to recover unpaid balances and associated handling costs.
Any party who prevails in a legal proceeding brought under or related to this agreement is entitled to recover a maximum of $500 in attorney's fees from the non-prevailing party.

I. Financial Terms & Fee Structure

Note: Basic housing fee is due between the 1st and 4th of each month (or according to income receipt date).

II. Pest Control & Infestation Addendum

A. Dwelling Inspection: Licensee certifies that they have thoroughly inspected the assigned dwelling unit prior to move-in and observed no evidence of bed bugs, roaches, rodents, or other pest infestations.
B. Infestation Responsibility: If bed bugs, roaches, gnats, or other pest infestations are discovered in the dwelling unit after occupancy, they will be deemed to have been introduced by the Licensee or their guests. The Licensee will be fully responsible for all pest treatment costs, including cleaning and professional extermination expenses. If neighboring residents must be relocated during treatment, Licensee shall be liable for all relocation costs and lost income.
C. Mandatory Cooperation: Licensee agrees to cooperate fully with Hope Housing and designated pest control agents at Licensee's expense. Licensee agrees to allow immediate extermination upon determination that an infestation has occurred.

Timely payment of all monthly/daily housing fees and move-in fees.
Supply of personal clothing, daily living necessities, food, and medications.
Self-management of medical appointments, transportation, case management, and social worker scheduling.
Performing all daily living activities independently without assistance from Hope Housing staff.

IV. Property Maintenance & Care:

Keep the property clean, orderly, and sanitary at all times.
Promptly dispose of all garbage in designated receptacles.
Immediately eliminate slip, trip, or safety hazards in common areas or bedrooms.
Maintain assigned bedroom in a clean and well-maintained condition.

V & VI. Liability, Security & General Policies

V. Liability Release & Security: Licensee expressly releases, discharges, and holds harmless Hope Housing, its owners, landlords, officers, directors, employees, and agents from any and all claims, liabilities, or damages arising out of personal injury, illness, death, slip-and-fall accidents, property loss, theft, or acts of God (storms, fires, floods). Licensee assumes all risk associated with the use of the premises and recreational facilities. Security Camera Acknowledgment: Licensee acknowledges and consents to the use of security cameras recording both video and audio in common interior and exterior areas for security purposes. Licensee agrees not to tamper with or obstruct security cameras at any time.

VI. General Policies Summary:

Notice to Vacate: A minimum 30-day written notice to the Hope Housing House Leader is required prior to vacating. "Vacating" is defined as the Resident and all personal belongings leaving the property.
No Refunds: Upon leaving a Hope Housing property—whether voluntarily or due to rule violations/dismissal—no fees are refundable under any circumstances.
Relocation Right: Hope Housing reserves the right to relocate Licensees to other cooperative locations at its sole discretion.
Substance Testing: Licensee agrees to provide a urine sample for drug/alcohol screening upon request randomly, if erratic behavior is observed, or if paraphernalia is found. Zero tolerance is enforced for alcohol, illegal drugs, or unprescribed medications.

Addendum: Hope Housing House Rules

Rule Enforcement: Max 3 warnings allowed for general infractions. Items highlighted in RED / CAPS result in IMMEDIATE TERMINATION & BAN FROM ALL PROPERTIES.

No weapons, illegal drugs, or paraphernalia of any kind on the premises.
No loitering or hanging out in the front yard at any time. Use back patio only.
Keep all entry and exit doors closed and locked at all times.
Do not leave items on floors that create trip/slip hazards. Clean spills immediately and post wet floor sign.
All residents must sign in and out on the register when leaving or returning for emergency accountability.

Do not steal, borrow, or use another resident's personal items without explicit permission.
Do not enter locked cabinets or closets. Keep bedroom doors closed.
You may not enter another resident's bedroom at any time.
Proper clothing must be worn at all times outside of private bedrooms.
Kitchen Hours: Kitchen closes daily at 8:00 PM.
Curfew Hours: Entry into home permitted strictly between 6:00 AM - 11:00 PM (Sun-Thu) and 6:00 AM - 12:00 AM (Fri-Sat). TVs off by 12:00 AM. Exceptions require 24-hr written approval.
Diabetic syringes must be disposed of in a designated medical-grade sharps bin.
Smoking is permitted on the backyard patio ONLY. No smoking inside the residence.
NO ALCOHOL CONSUMPTION OR STORAGE ON PREMISES.
NO STORAGE OR USE OF UNPRESCRIBED MEDICATIONS OR ILLEGAL SUBSTANCES. Never share prescription medication.
All residents are subject to random drug/alcohol urine screens (UA).
All residents must attend mandated outpatient treatment programs.

Maintain bedrooms in a clean, sanitary, and orderly condition at all times.
Mattress protective covers must NEVER be removed.
FOOD IS ONLY ALLOWED IN THE KITCHEN/DINING AREA. NO FOOD IN BEDROOMS AT ANY TIME.
Dispose of trash in proper cans and clean dirty kitchen dishes immediately after use.
All bedrooms are subject to inspection and search by Hope Housing staff at any time.

NO AGGRESSIVE, THREATENING, OR VIOLENT BEHAVIOR EVER.
No profanity or offensive language directed at residents, neighbors, or Hope Housing staff.
No romantic advances toward Hope Housing staff or helpers.
No lending or borrowing money, vehicles, or property among residents.
Maintain personal hygiene (regular bathing, teeth brushing). Dispose of hygiene products/pads properly.
Laundry: Use laundry facilities on assigned days/times only. Do not wash other residents' clothing. Feces-soiled items are strictly prohibited in washers or dryers.

Resident Acknowledgment of House Rules: My confirmation signifies that I have read, understood, and agreed to all Hope Housing Rules. I acknowledge that breaking any red-type rule will result in immediate termination of stay and a ban from all Hope Housing properties.
